From April 2007 Landlords who manage their own properties will no longer
be able to hold tenants security bonds / deposits unless they are held
in a TSD (Tenancy Deposit Scheme). If the Landlord does not comply with
the new rules they will not be able to regain possession of their property
until the security bond / deposit is transferred into a TSD and the tenant
can apply to the court to order the Landlord to repay the security bond
/ deposit.

Our new package has been designed for Landlords who still want
to manage their own properties but who do not want to deal with the Tenancy
Deposit Scheme. We will market your property and locate a suitable tenant,
complete our full tenant credit and reference checks, set up all legal
contracts and standing order mandates and create a comprehensive inventory
and schedule of condition (required by the new Tenancy Deposit Scheme).
We will hold the tenants security bond / deposit in our client account
in full compliance with the Tenancy Deposit Scheme, and we will collect
the tenants rent each month and transfer the rent minus our fee into your
account. The tenants will still contact you directly to report any maintenance
or emergency problems.
We feel this package offers Landlords the best of both worlds,
you don't need to worry about holding deposits in the correct accounts
in accordance with the Tenancy Deposit Scheme, we will handle all rental
income making sure it is always paid on time and you can stay in full
control of the day to day management of the property.
